Chances are equally high that you probably haven’t heard of the “Home Plus” down payment assistance program. Why is it called Home Plus? One answer is the Home Plus program comes with all of the benefits of the Home in 5 program, plus some additional features!
HOME PLUS DOWN PAYMENT ASSISTANCE PROGRAM DETAILS
Acting on behalf of the Arizona Department of Housing, the Arizona Housing Finance Authority administers the Home Plus program. The purpose of the program is to help otherwise qualified home shoppers, get the down payment funds they need to purchase a home today! The purpose of the Home Plus program is to provide a “grant” (money you do not have to pay back … EVER!) to help home buyers in Arizona. The Home Plus program provides up to 5% in down payment/closing cost assistance to be used in conjunction with traditional 30 year fixed rate loans.
As mentioned the Home Plus program provides additional features beyond the Home in 5 program. First, Home Plus allows for a maximum purchase price of up to $356,352, well over the $300,000 limit under Home in 5. In addition, the Home Plus program allows not only for Fannie Mae, FHA, USDA and VA loans, but also for Freddie Mac-backed loans. Freddie Mac often times has more lenient credit guidelines compared to Fannie Mae-backed loans, meaning if you want the advantages of a conventional loan and grant funds for your down payment- Home Plus may be the perfect program for you!
- Buyers must have a minimum FICO credit score of 640 and maximum 45 debt-to-income (DTI) ratio.
- Standard loan guidelines exist for qualification (i.e., adequate income, acceptable credit.
- All buyers must attend a homebuyer education course and obtain a certificate of completion.
- Homebuyers may purchase a home anywhere in Arizona (with the exception of Pima County)
- Buyers must occupy the home as their principal residence within 60 days of closing.
- The program may only be used to purchase a home (i.e., no refinancing).
